Establishing Your Asking Price

When it comes time to sell your home you probably want what most people want...the most amount of money that you can get. To do this, conventional wisdom might make you think that you should set a high asking price, but truth be told, you are better off setting the correct asking price from the get go.

By asking too much, you will scare away potential buyers from ever looking at your home. And if you happen to find a buyer with a high asking price, they will quickly learn that your price is too high when they begin to examine comparables or if they don't, you'd better believe that their mortgage lender will discover this when the appraisal is conducted.

Set your price exactly where it should be based on comparable sales in your area. An experienced real estate agent will help you with this task. By doing this you will have more showings, more potential buyers, maybe even multiple offers, a quicker sale, and best of all you will be able to justify your price and stick to it without having to come down on the price much if at all.
