Understanding Your Mortgage

When you apply for a home loan, by law you must receive a "good faith estimate" from the lender within 72 hours of submitting your application. The purpose of this document is to give you an initial idea of how much you can afford to borrow to buy a new home, how much your monthly payments will be, and most importantly, how much money you will need to bring to the table to buy your home. Loan officers should go over this document with you in detail and explain every fee to your satisfaction so that at closing there are no surprises.
