New Construction Competition

If you are considering selling your home, it's important to not just consider the competition of other homes on your street or in your neighborhood that are for sale. In many areas one of the biggest competitors is new construction. I have shown homes many times that have the same price as the exact same model being built brand new only a mile or two away. Ask yourself, if given the option of buying used versus buying a new home for the same price where you could still select some of the interior design elements, which would you choose? Which would the buyers that you need to attract choose?

To make matters even more competitive, new construction frequently offer incentives such as below-market interest rates, included upgrades, waived lot premiums, and professional landscaping. An article in the Rocky Mountain News yesterday discusses how some builders are offering upto $50,000 on homes priced below $400,000!

These incentives exist with almost every builder in the current economy and should be considered if you are buying or selling a home in the near future. Contact me to help you explore the options of buying a new home or with setting a competitive price if you are selling a home.

Free Home Search Now Available!

I just launched a new website that gives you the ability to search homes directly from the Denver MetroList (MLS) just like realtors do! You'll see the link in the top-right corner of this page or just click the link to find "The Best Homes In Colorado". The site uses the IDX (Internet Data Exchange) database and as such I have to follow several strict rules about how to implement it, including using frames, which I really don't like but in this case had no choice. I have attempted to provide some tools though so you can instantly ask questions about any listings you find in a search. I hope you enjoy using this new tool and let me know if you have any suggestions on ways to improve it.
